on the MLSNon-realtors can put their listing on the MLS.  Listing your house as ‘For Sale by Owner’ (FSBO) can be a good plan for saving realtor costs, and through an online service, now owners can even access the MLS. 


The MLS is a private organization which is formulated by area.  Realtors and other real estate professionals (such as appraisers) join together and form a governing board or membership group.  Everyone who pays membership to that group then has access to the group’s MLS.
 
Non-realtors begin online. Type ‘for sale by owner MLS’ into the search engine, and many online services come up.  Some of the more popular services include:  forsalebyowner.com, 4salemls.com, salebyownerrealty.com, and flatfeemlslisting.com.
 
Each of these services allows the home-owner to pay a flat fee, ranging in price from $349-$499, depending on the service and the location.  For that fee, the service will list the FSBO house on the MLS.  Some services also charge a ‘commission’ after a sale – usually between 2%-3% -- so look for that.  Through these services, a FSBO seller gains access to the MLS, whicn increases the exposure for the FSBO house.
